Sandstone, riven and concrete slabs

Whatever your patio is laid with, algae, moss and dirt build up the same way, turning it dark, green and slippery. A deep clean clears that build-up and helps make the patio less slippery underfoot.

  • Indian sandstoneNatural stone with a layered, riven face, usually grey or buff. It's softer and more porous than concrete, so dirt and algae settle into it, and black lichen spots are common.
  • Riven slabsSlabs with a textured, split-stone face. Every ripple holds dirt and algae, which is why the colours look flat before a clean.
  • Concrete slabsHard-wearing, but too strong or too close a jet can still scar the surface.

How we clean a patio

We clean patios with a pressure washer and a rotary surface cleaner: the round, hooded tool in this photo. Its jets spin inside the hood at a set height above the slabs.

Sandstone is softer than concrete, so it marks more easily. Too much pressure, or a jet held too close, can scar the surface and wash out the joints.

Joints

Re-sanding tired joints

The joints between your slabs hold the patio together, and over the years they wear. A jet wash lifts out the weeds and moss growing in them, and can loosen whatever is left in tired joints.

If your joints are filled with sand, re-sanding (from £50) puts fresh sand back in after the clean. There's more about it on our driveway and path cleaning page.

Chemical treatment

Chemical treatment is on our price list at plus £50. Ask us what it involves and whether your patio needs it.

Black spots on sandstone

Black and white spots on sandstone are usually lichen. It roots into the stone, so a jet wash rarely shifts it completely: some marks fade rather than disappear.

Point them out in your photos and we'll tell you what's realistic before you book.

Questions

Patio cleaning questions

How much does patio cleaning cost?

Patios are from £100. The price depends on the size of your patio and its condition, so a photo or two on WhatsApp (07429 744826) helps us price yours. Re-sanding (from £50) and chemical treatment (plus £50) are priced separately.

Can you clean Indian sandstone?

Yes. Indian sandstone is softer and more porous than concrete, so it marks more easily, and black lichen spots may not shift completely. Our grey sandstone before and after photos show the result.

Why does my patio look darker straight after cleaning?

Because it's still wet. Slabs look darker straight after a wash and lighten as they dry.

Can jet washing damage a patio?

It can, if the pressure is too high, the jet is held too close or the spray is aimed into the joints. Sandstone marks most easily. We clean patios with a rotary surface cleaner, which holds its jets at a steady height.

Will the black spots on my sandstone come off?

Not always completely. Lichen roots into sandstone, so some marks fade rather than disappear. Send a photo and we'll tell you what to expect.

Can you re-sand my patio?

Yes. Re-sanding is from £50 and suits joints filled with sand.

Will the green come back?

In time, yes. Spores and seeds arrive on the wind, and shady, damp corners turn green first. Sweeping regularly and keeping the joints full both help keep weeds and moss down.

Do I need to clear the patio before you arrive?

If you can, please move plant pots and garden furniture off the patio, so the whole area can be cleaned.
